Four
Times Square is the first commercial office building
in Manhattan to be built and operated in an environmentally
responsible manner. The 48-story building encompasses
over 1.6 million square feet of office space and is
home to publisher Conde Nast. As mandated by its developer,
The Durst Organization, Four Times Square was designed
to incorporate numerous green building technologies
including photovoltaic and fuel cells for efficient
energy generation; low-emission CFC-free chillers for
heating and air conditioning; and a specially designed
ventilation system that provides for superior indoor
air quality at a rate that is 50% greater than required
by code. The building’s exterior curtain wall
system minimizes heat loss and sustains a 30% humidity
level to maximize occupant comfort and minimize airborne
irritants. Each floor of the building has tenant-controlled
individual air handling units to ensure efficient use
of the base building’s central system, as well
as ample facilities for recycling office waste. Selected
building materials have a high percentage of recycled
content and contain minimal volatile organic compounds.
Toxic and hazardous materials and techniques were avoided
during the building’s construction to prevent
harm to construction workers’ health and the environment.
