Mayor is a Class A office building located in the heart
of Mexico City ’s business district. Rising over
40 stories, the tower encompasses 77,000 square meters
and includes building systems designed for ease of operation
and tenant connectivity, and for the flexibility to
accommodate future technology advances and upgrades.
HVAC, fire protection and life safety systems are monitored
and controlled by a computerized, fully automatic Building
Management System. Climate control in the fully air
conditioned building is accomplished with central outside
air systems using a pre-filter and high efficiency final
filter for high quality clean air. A unique, plug-in
bus duct riser system delivers electrical power to each
floor in a flexible, cost-effective manner. The Tower
protects occupants against power surges and power outages
with centrally located power factor correction devices
and main building input from two separate substation
sources. Just in case, provision of emergency power
is also provided by a shared diesel electric generator
plant. Fire protection and life safety features include
sprinklers throughout all floors, fire detectors, alarm
and visual warning devices, automatic smoke exhaust
systems and pressurization fans to prevent smoke from
collecting in internal stairways. The sprinkler system
supplies 100% coverage throughout the structure, and
is an integral part of the safety network that fully
complies with NFPA standards. Environmental concerns
were given special priority, through such means as a
triple filtering system for outside air intake, a cooling
system free of CFCs, and an internal water re-cycling
process.
