This
mixed-use development encompasses 225,000 square meters
and rises 74 stories. It contains offices, residential
units, retail and a garage. The project incorporates
a number of sustainable design features such as a highly
insulated envelope; high performance low “E”
insulated glass with high visible transmittance glazing;
a building management system (BMS) including reset,
control and maintenance using direct digital features;
energy efficient lighting and programmable dimming controls;
highly efficiency motors; variable air fan and pump
systems; district heating; exhaust fan modulation for
spill air systems and garage; filtered and humidified
fresh air to office floors; and heat recovery using
waste heat front office building to heat the garage.
Cosentini also engineered a 4,000-ton chiller plant
to serve the project, as well as utilities (high temperature
hot water and domestic hot water) for the entire complex. The
project also includes two 20 KV feeders designed on
a single contingency basis. The feeders supply 11 double-ended
substations via a series of 20 KV distribution gear
and tie breakers.
