This
new, 2.8 million square foot mixed-use project includes
580,000 square feet of luxury condominium space; the
865,000 square foot headquarters of Time Warner (including
offices and broadcast facilities for CNN); offices for
The Related Companies; a 270,000 square foot Mandarin
Oriental hotel; 300,000 square feet of retail; 155,000
square feet of structured, below-grade parking; and
Jazz @ Lincoln Center, a 150,000 square foot performing
arts facility. The project set new standards for state-of-the-art
and energy saving design by including high efficiency
chillers and motors, low temperature air distribution,
high efficiency lighting, variable volume systems for
air and water, waterside economizer cycle and low flow
plumbing fixtures. Eight separate fire alarm systems
were provided, each including voice communications all
linked together by a central communications system permitting
the various occupancies to be addressed individually
or as one, from any fire command station within the
complex. A computerized building management MEP/FP metering
system was designed and implemented for all program
areas, including retail, residential, hotel, offices,
performing arts venue and garage, as well as individual
retail and condominium tenants. Cosentini engineered
a BMS system for the entire facility that maximizes
building efficiencies and ensures energy conservation.
